What property owners and managers should know
A council-ready scope starts with the existing building
We inventory entrance stations, suite calling, readers, fobs, controllers, locks, cameras, recorders, gates, elevator interfaces, cable, network, power and administrator access. Suitable infrastructure can be retained when testing supports reuse.
The proposal identifies confirmed inclusions, allowances, recurring services, work by other trades and the expected operating outcome so council can compare bids on the same basis.
Replace the intercom without excluding residents
A modern video intercom can provide app calls and live visitor video while keeping telephone, indoor-monitor or physical-credential alternatives for residents who do not use a smartphone.
The rollout should explain directory information, call order, door release, internet dependencies, privacy and support before the old system is removed.
Move shared doors from keys to managed credentials
Fobs, cards, mobile credentials, BLE, NFC and compatible wallet access can be assigned by resident, building, door, elevator floor, amenity and schedule. Lost or unreturned credentials can be disabled without rekeying every resident.
Mechanical override and emergency access remain part of the door plan. Administrator roles and a repeatable move-in or move-out checklist are as important as the reader hardware.
CCTV should answer the strata's approved questions
Camera design starts with specific incidents such as entry, parcel, parkade, bicycle-room or exterior events. View purpose, night conditions, retention, authorized viewers and evidence export are documented.
AI search can reduce review time, but analytics do not replace correct placement, lighting or privacy governance.
Plan gates, elevators and automatic doors as connected routes
A resident journey may begin at a vehicle gate, continue through a parkade lobby and elevator, and end at an amenity door. Visitor video entry may need to release only the entrance and approved floor.
Gate safety, elevator-regulated work, automatic-door sequencing and fire or emergency behaviour are coordinated with the responsible qualified trades.
Occupied-building transition and resident onboarding
A phased cutover can keep entrances operating while credentials and call paths move to the new system. Management needs a resident-data deadline, credential distribution method, exception process, testing window and support contact.
